A1. How should a buyer think before making a luxury property decision?
A luxury property decision should feel quietly confident. If something needs pressure to close, it’s usually a sign to pause.
I usually start by clarifying the purpose — whether it’s for living, a second home, long-term holding, rental income, or capital preservation. Once the purpose is clear, many decisions become much easier.
From there, I define a few non-negotiables early, especially in Bangkok. Things like the exact micro-location, privacy, layout, view orientation, parking, and building density matter far more over time than finishes or branding.
I also separate what looks beautiful from what is actually bankable. A unit can look perfect and still perform poorly on resale, tenant demand, or long-term building management.
Before deciding, I compare it with a few similar options and test the downside. If plans change, who would realistically buy this unit, and is the price supported by real transactions rather than just asking prices?
